2023 AGWA Design Award finalist
Affinity Windows is excited to announce our place as a finalist in the 2023 Australian Glass and Window Association (AGWA) Awards. We were nominated in the Residential Window / Glass Project – Over $80K award category, for a premium home we supplied multiple products for in Baldivis.
It was an exciting project to be a part of, so let’s take a look at what makes this home so special—and why we’re so proud of it.
Project overview
Working in partnership with Lester Mulder of Mulder Kampman Design, we helped to deliver this 7-star energy rated home in Baldivis, WA.
Set on a generous 4,557 m² semi-rural block, it’s a stunning contemporary home—so it needed door and window solutions to match. Fittings that allowed for a clean, sleek style, framing voluminous living spaces with an understated elegance, while ensuring a comfortable environment throughout the home for years to come.
Choosing the doors
Our aim was to deliver commercial-grade doors and windows that provided a bold modern look, but in a timeless design. Our Trend Series was the immediate choice.
An elegant alfresco area
We installed the Trend Series High Performance Sliding & Stacking Door – 900 in the living and alfresco areas. This helped to create and frame the home’s main attraction: a seamless indoor/outdoor entertaining area.
Requiring only three panels to create the massive 4500mm-wide opening, the Trend Series allowed for uninterrupted views outside, while utilising high-performance roller hardware to accommodate the large door size and weight of the door panels.
A seamless flow between inside and outside needs to be seamless for everyone, so the door solution also features our innovative AquaGo Sub-sill Threshold Drain. Sunk down level with the concrete, the drain sits under the door sill, flush to the floor, allowing easy access for wheelchairs and limits the potential for trips and falls, while cleanly and effectively allowing water to flow away into the home’s drainage system. This also efficiently protects the inside of the home from the outside weather elements.
A bold entry statement
We selected the Trend Series Front Entry Door – 225 for the home’s entryway and pool suite.
This door goes above and beyond with its unique 1200mm width (a future NCC requirement) and 3000mm height capability which create a sense of space that feels industrial, yet homely.
The entryway allows for screws to be inserted directly into a hinged backing plate, permitting a larger and heavier door, creating a unique look that elevates the traditional entry door.
The Trend Series Front Entry Door also assisted in improving the energy efficiency of the home, providing a better seal around the front door, keeping in more warm or cool air.
Fitting efficient windows
For every home we supply, we’re thinking about the future. This means ensure the most energy-efficient door and window solutions possible.
Our Trend Series High Performance Sliding & Stacking Doors allow for energy-efficient inclusions, enabling us to install 8mm clear toughened low-e glass in doors facing the landscaped gardens and pool. This glass helps to better reflect heat away from the home in summer, while reflecting warmth back inside in winter. This glass offering is ideally suited to Australian residential windows, helping to optimise energy efficiency while allowing residents to enjoy natural light and reduce heat from the sun.
We used our commercial windows throughout the fixed and awning windows. The product is extremely robust, and can accommodate an opening width of 1500mm, which allows for glass up to 60kg in weight. This delivers commercial-grade quality and durability, and provides the homeowners with the ability to upgrade to double glazing in the future.
Delivering long-lasting excellence

Safety and security
Due to the alfresco area’s opening height of 2430mm and width of 2400mm per door panel, we needed a heavy-duty rail to suit. The Trend Series was the perfect solution, with Trend Series doors undergoing testing to meet cyclonic wind levels, and a very high Bushfire Attack Level (BAL 40), to achieve an N6 wind class rating. This ensures that the home remains secure, even in extreme wind or direct bushfire risk situations.
Made for the harsh Australian climate but manufactured to achieve the ultimate combination of architectural style and performance, there’s a reason this door is recognised as one of the best performing doors on the market.
We also made sure the glass selected for the windows and doors was exceedingly safe, with 8mm and 12mm toughened glass used throughout the home. This type of toughened glass is heat-treated and doesn’t shatter. Instead, it disintegrates into small, granular pieces, which aren’t sharp, and further reduces any risk of injury.
Standing the test of time
The high-quality powder coating finish on our aluminium windows and doors also provides a robust solution. Unlike other materials, it won’t rot or rust, and it’s strong manufacturing reduces the risk of chips, dents, or scratches. This reduces the maintenance over its lifespan, in turn helping to reduce upkeep, and save time and money on painting and repairs.
With our 25-year warranty on the powder coating alone, this provides the owners with peace of mind and confidence of its excellent structural stability long into the future.
